Criterium provides commercial building inspections and pre-purchase property evaluations to support buyers during real estate due diligence. Our inspections and reports are performed by licensed Professional Engineers and are designed to clearly explain a building’s condition, identify risks, and support informed purchase decisions. Findings may also assist in negotiating purchase terms when deficiencies are identified.
All reports conform to widely recognized national standards, including those published by the American Society for Testing and Materials (ASTM) and Standard and Poor’s, where applicable.
Each year, we support thousands of commercial real estate transactions across the United States.
Commercial Inspection Options (Listed by Complexity)
Commercial Building Inspection (CBI) $
A Commercial Building Inspection is a thorough, on-site evaluation of a property’s overall condition.
Scope highlights include:
- Structure and foundation
- Roof systems and weather envelope
- Mechanical, electrical, and plumbing systems
- Site improvements such as paving and storm drainage
- Observed life-safety concerns and common environmental factors
Deliverables:
- Written engineering report
- Captioned photographs documenting observed conditions
- Clear explanation of building condition, strengths, and observed deficiencies
This option is well suited for buyers seeking a practical overview of current building condition prior to purchase.
Enhanced Building Inspection (EBI) $$
The Enhanced Building Inspection includes the full scope of a CBI, with additional due diligence components.
Additional services include:
- Review of available property documentation
- Interviews with knowledgeable parties when available
- Identification of short-term and long-term major repairs or replacements
- Projection of capital repair budgets over a 10-year planning period
This option helps buyers better anticipate near- and mid-term capital needs and cash flow requirements.
Property Condition Assessment (PCA) $$$
The Property Condition Assessment is our most comprehensive inspection and is often required by lenders.
In addition to CBI and EBI scope, a PCA includes:
-
- Expanded engineering observations for each major system and component
- Identification of deferred maintenance and significant deficiencies
- Research into known compliance and safety issues, including inquiries with applicable authorities when relevant
- A Property Profile summary table for quick reference
- A Repair and Replacement Cost Table organized into:
-
- Immediate: Critical corrective actions
- Short-Term: Recommended year-one repairs
- Long-Term: Anticipated major capital expenditures
-
The length of the study period and level of detail are tailored to the client’s business needs.
The third-party, independent findings in a PCA provide buyers with objective documentation that may be used to evaluate risk, plan capital improvements, and support purchase price negotiations.
